Developer closings live in the deed record

A new tower's first sale of each unit closes through the developer, and those closings are often sold without an MLS listing. The deed records them anyway.

CURVE marks each unit's first sale from the developer as a Developer Sale, by market:

Boston
Registry deeds from Suffolk and Middlesex South.
Miami
County Clerk official records. A sale counts as a Developer Sale only when the seller is the building's original developer.
New York
ACRIS deeds, counted when the seller is the sponsor. Later sales by sponsor-named LLCs count as resales. The newest closings appear as Reported Closings until the city publishes the deed.

Four towers on one clock

Each line is a tower's developer closings, counted from its own first closing, so a tower that started closing in 2015 races one that started in 2021. Central Park Tower is still selling.

Dots mark the month each tower passed half sold. The chart shows the first five years; each label gives the tower's share sold at its latest developer closing.

Developer pricing, closing by closing

At 220 Central Park South, the median developer price per square foot was $6,947 across the first 10 closings in 2018, $7,610 across 53 closings in 2019 and $8,263 across 34 closings in 2020.

After 2020 the developer closed only a handful of units a year, so those medians swing with the unit sold. The Developer Pricing Trajectory shows the same path month by month for any building, so you can show a sponsor what the last tower charged through its main selling years.
